The Modern Way to Build a Luxury Pool

To qualify for advertised pricing, projects should generally meet the following conditions:

Relatively flat building area with minimal demolition required.

Minimum 4-foot-wide access for excavation equipment.

Pool equipment located within 100 feet of the pool.

Gas and electrical service located within 100 feet of the pool equipment location.

Projects that do not meet these qualifications may require additional labor, engineering, or construction costs.

Hillside & Complex Sites:

Advertised pricing applies to standard residential lots.

Properties located on hillsides, slopes, or sites requiring retaining systems, specialized excavation, or other structural engineering may require additional engineering and construction costs. Certain complex projects may fall outside Modul Pools' standard construction program.

Soils Reports:

Certain cities, municipalities, or site conditions require a geotechnical (soils) report before construction can begin.

If required, the current estimated cost is $3,800, paid separately from the advertised pool price.

Site Restoration:

Construction of a swimming pool requires heavy equipment and access throughout the property. Existing grass, irrigation, landscaping, hardscape, fencing, drainage, and other improvements may need to be removed or disturbed during construction.

Upon completion, Modul Pools will remove construction debris and leave the project site clean. Restoration or replacement of landscaping, irrigation, fencing, hardscape, or other site improvements is not included unless specifically stated in the proposal or contract.

Modul Pools specializes exclusively in pool construction. Homeowners are responsible for coordinating any landscaping or property restoration following completion of the pool.

Financing Available

Yes. Modul Pools works with some of the industry's leading pool financing providers to help homeowners finance their new pool project.

A Modul Pool is a fully custom, in-ground concrete swimming pool that is professionally engineered and built on-site using proven construction methods, premium materials, and thoughtfully refined craftsmanship.

Construction begins with excavation, followed by the installation of a carefully engineered steel reinforcement system using rebar. This steel framework becomes the structural skeleton of the pool.

Once the steel is complete, the pool shell is formed using either shotcrete or gunite, creating a strong, permanent concrete structure designed for decades of use.

After the concrete shell has properly cured, our craftsmen begin installing one of the defining characteristics of every Modul Pool—our signature waterfall-edge porcelain coping and tile system. 

Each piece is carefully mitered and aligned to create the clean architectural lines that have become synonymous with the Modul Standard™.

Once the architectural detailing is complete, we apply a premium mini pebble interior finish before filling, balancing, and preparing the pool for its first swim.

One of the first details people notice about a Modul Pool is the clean, seamless appearance around the perimeter of the pool.

Our signature waterfall-edge coping begins with premium porcelain coping that is precision-mitered at a 45-degree angle. The matching porcelain tile then continues vertically down the pool wall to the waterline, creating the appearance of one continuous architectural surface.

The result is a clean, contemporary aesthetic inspired by modern architecture and luxury hospitality design.

Traditional pool construction typically uses what's known as a split coping and waterline tile detail.

With this approach, the coping and the waterline tile are two completely separate materials. The coping is often natural stone, poured concrete, or precast concrete, while the waterline is finished with a separate ceramic or glass tile.

There's absolutely nothing wrong with this traditional construction method, and it has been used successfully for decades.

However, it creates a much more conventional appearance that many homeowners associate with older pool designs.
